Schemes from £3M to £150M GDV

We buy, promote and partner on London sites where the finished scheme falls in this range.

Four ways to sell or partner on your land

Most landowners are offered one route. The right one depends on how much risk you want to carry and how much of the uplift you want to keep.

  • Outright sale

A price agreed now. Simple and quick, but you sell at today's value, not the value planning could add.

  • Option agreement

We take on the planning cost and risk. You only sell to us if permission is granted, at an agreed, valued price.

  • Promotion agreement

We fund and manage the planning. The land is then sold at its consented value and we take a pre-agreed share.

  • Joint venture

You keep an interest in the land and share in the value of the finished scheme, with Craftex co-investing and delivering it.

  • Fee consultancy

Pay a fixed fee for the appraisal and planning work and keep the uplift in value.

  • Not sure yet?

Start with a free site appraisal and compare what you would keep under each route.

How an option agreement runs

We confirm the site has genuine potential and show you the routes side by side.

Price basis and timescales fixed up front, with your own solicitor.

Design, application and reports, all at our cost and risk.

Permission granted: the uplift is now real, not hoped for. See land value uplift.

You are paid the agreed price once planning is granted. If planning fails, the option lapses and you keep the land.

Selling land to a developer: questions

How do I sell my land to a developer?

Start by finding out what the land could be worth with planning. Then compare an outright sale with an option, a promotion agreement or a joint venture. Our free site appraisal gives you both answers. Step by step: how to sell land to a developer.

What is a land option agreement?

A legal agreement giving us the right to buy your land at an agreed, valued price once planning permission is secured. We carry the planning costs; you only sell if we succeed. See option vs promotion agreement vs joint venture for how it compares.

What share does a land promoter take?

A share of the sale proceeds once consent is secured, agreed up front. We always show the option and fee routes alongside it.

What happens if planning is refused?

Under an option or promotion agreement, nothing: the cost and the risk were ours. You keep the land, plus the appraisal and application work to inform what you do next.

Can I keep a share of the development?

Yes. In a joint venture you keep an interest and share in the value of the finished scheme. For investors, see investment opportunities.

Should I get legal advice?

Always. Each route has different legal and tax consequences, so take independent advice before you sign.

My land is next to another plot. Does that help?

Often. Combining plots can create a bigger, more valuable site. See site assembly, and for gardens, yards and garage courts, backland, garden and garage sites.
