Our expertise in design and build

Turnkey means you hand us the brief and we hand you back the keys. As main contractor we run the design, approvals, procurement and build, and stay your single point of contact throughout.

  • Brief and feasibility

Requirements confirmed, site checked, budget tested before design begins.

  • Design

Concept, spatial coordination and technical design by our in-house team.

  • Approvals

Planning, landlord consent and Building Regulations. See our commercial design services in London.

  • Procurement

Materials and long-lead items ordered early so the programme holds.

  • Construction

Around 60% of the labour in-house, managed by our project managers.

  • Handover and aftercare

Snags closed before handover, then support as your needs change.

How a turnkey project runs

We confirm what the project has to achieve and agree the brief with you, so design can begin.

Architectural and engineering design brought together and signed off before construction.

One price against a clear scope, so the design you approve is the cost you pay.

We manage every trade on site as your single point of contact, with weekly quality checks. Medusa in Knightsbridge was designed and built in 17 weeks across four floors.

The finished space handed over ready to use, every snag closed.

Design and build: your questions

What is a turnkey contract in construction?

One contractor takes responsibility for the whole project, from brief and design through construction to handover, and gives you the finished building ready to use. You deal with one team and one contract.

What is the difference between turnkey and design and build?

They overlap. Under design and build the contractor designs and builds to your requirements; turnkey usually goes further, covering everything until the space is ready to use, including fit-out and furniture. We offer both.

Why not hire an architect and a builder separately?

You can, but the gap between them is where cost and time leak: a design the builder prices higher than expected, or questions no one owns on site. With one team, design and price are checked against each other from day one.

What size of project do you take on?

Design and build projects from £100,000 to £10M+. Recent examples include Medusa (£460K, 17 weeks) and Portsoken House (£2.2M, 7 months).

Do you work on commercial and residential projects?

Both. Commercial work includes offices, clinics and warehouses; on the residential side we were main contractor for the Kensington Olympia penthouse from concept to completion.

Who manages the project?

Our own project managers, as your single point of contact. Prefer a client-side manager over your own contractors? See construction project management.
