Our commercial fit out and refurbishment expertise

Retail, leisure, healthcare and hospitality use the same trades but different rules. We plan each job around the building, the landlord and the hours you need to keep trading. Offices have their own page: office fit out in London.

  • Retail and shopfronts

Shopfronts, fixtures and lighting, built while the shop trades. See our retail fit-out guide.

  • Restaurants and bars

Kitchens, bars and dining rooms, see restaurant fit-out contractors.

  • Warehouses and industrial units

Welfare, storage and services in live units, see warehouse fit-out.

  • Clinics, spas and salons

Treatment rooms, services and joinery, as at Medusa in Knightsbridge.

  • Strip-out and refurbishment

Demolition, structural openings and new finishes in tired or empty buildings.

  • Services and compliance

Mechanical and electrical works, fire strategy and Building Regulations.

How a commercial refurbishment runs with us

We visit, look at the space, the services and the lease, and agree what has to keep running while we work.

Layout and specification first, then one lump-sum price against a clear scope, so sign-off is simple.

We prepare the drawings, specification and method statements for the landlord's licence for alterations, and design to Building Regulations and the building's fire strategy.

Around 60% of our labour is in-house. Noisy work moves to nights and weekends where the building needs it. The Portsoken House reception was rebuilt over 12 weeks of night and weekend work.

We close every snag before you move in, and the same team stays on for aftercare.

Commercial fit out and refurbishment: your questions

What is the difference between a commercial fit-out and a commercial refurbishment?

A fit-out equips a space for a new use or a new occupier. A refurbishment renews what is already there. Most commercial projects are a mix of both. Our article on how commercial refurbishment works explains the stages.

Can you work while my business stays open?

Yes. Drake's on Savile Row traded throughout its 12-week refit, and the Portsoken House reception was rebuilt over 12 weeks of night and weekend work so tenants were not disturbed.

How long does a commercial fit-out take?

It depends on size and scope. On our projects: Drake's shop, 120 sq m in 12 weeks; Medusa, 180 sq m over four floors in 17 weeks; Portsoken House, 1,550 sq m in 7 months.

What size of projects do you take on?

We take on projects from £100,000 to £10M+. Recent projects range from £350K at Beaumont House to £2.2M at Portsoken House.

Do you work outside London?

Most of our work is in London. We also fitted out a live warehouse in Banbury, Oxfordshire: see the Banbury warehouse case study.

Do you fit out hotels?

Yes. We took part in the Sloane Place boutique hotel refurbishment in Chelsea.

Do you also refurbish homes?
